Historical Landmark - The Bembridge Heritage Homesite, Long Beach, CA
Project Manager and Owner's Representative - Summit Consultants, Inc. has been actively involved in the clean-up, restoration and rehabilitation of all of the buildings on the property since it was acquired by Long Beach Heritage in 2000.

A classic 1906 Queen Anne Victorian residence with detached Carriage House and Bird Aviary.  One of the first residences built in "Willmore City", which eventually become downtown Long Beach.  The property is a local Historical Landmark, it is on the California Register of Historic Places and the National Register of Historic Places.  The property was acquired by Long Beach Heritage in 2000 and serves as their headquarters and meeting space.  Public tours and events are conducted daily and the site is available for special event rental.
 
 








 
Goals Accomplished:

Main House
  • Seismic strengthening of the structure and retrofit of the foundation.
  • Reconstruction of the wrap around front porch and railing.
  • Installation of a usable and code-compliant rear landing and stair system.
  • Removal and replacement of the roof including replication of the original metal trim details and lightning rods.
  • Complete surface preparation and repainting of entire exterior in original color scheme.  Exterior restoration included replication of original wood trim and siding, restoration of plaster decorative details and repair/reglazing of all windows.
  • Complete rewiring of all electrical wiring and installation of a new electrical service.
  • Removal of obsolete heating system and installation of new code-compliant forced air heating system.
Carriage House
  • Seismic strengthening of the structure and installation of a new concrete foundation.
  • Reconstruction of historical interior elements, including the stairway, feeding trough and heavy plank flooring.
  • Complete rewiring of all electrical wiring and installation of a new sub-panel for event support.
  • Removal and replacement of the roof, including restoration of original trim details.
  • Complete surface preparation and repainting of entire exterior in the original color scheme.  Exterior restoration included replication of original wood trim and siding, restoration of plaster decorative details and repair/reglazing of all windows.
Public ADA Restroom
  • City application and permit approval process for a new public restroom to be installed onsite.  The size and design of the building had to be compatible with the historic house and site.
  • Construction of a new public restroom and storeroom with ADA and fully code-compliant features.
Sitework
  • Reconstruction of the site’s garden retaining walls, including replication of historic masonry blocks.
  • Removal and reinstallation of the driveway to the Carriage House.  The original concrete color, finish and rolled edge details were replicated exactly.
  • Installation of a perimeter storm drain system.
  • Installation of hardscape and planters in the rear yard area for future public events and fundraisers.
  • Repair and repainting of the Aviary.
